Steps to Become a Real Estate Agent in South Carolina

Prerequisites For Getting Your License
  • You must be at least 18 years old
  • You must have a high school diploma (or certificate of equivalency)
  • You must be lawfully present and eligible to work in the United States
  • Must pass a criminal background check
  • Complete 90 Hours of Approved Education
Required Education

There are two courses you must complete through an approved provider, totaling 90 hours.

The first is Unit 1-Salesperson Pre-License course. This course is for 60 hours, and covers the basic knowledge required to get started in real estate and to pass the state exam.

The second course is Unit 2-Advanced Real Estate Principles, and it is for 30 hours. This course dives into topics such as disclosures, contacts, valuations and taxation.

Exams

After you complete the required courses, you must pass the final exams. The minimum passing score is 70%, and you must take the exams in the presence of a proctor.

The SC Real Estate Commission uses PSI as the exam provider, and you can register with them online once you’ve been approved by the Real Estate Commission,

Submit Fingerprints and Complete a Background Check

Once you have completed and passed your final exam, you will need to submit by using IDEMIA (IdentoGO) and complete a South Carolina state and federal criminal history background check.

Complete the License Application

Finally, you will need to apply for your license with the South Carolina Real Estate Commission. After you’ve finished your exam and background check, you can now complete your real estate license application in South Carolina. The fee for this application is $50.
